Outbuildings & Land Description:

The house and steading form four sides of a square gravelled courtyard.  All buildings are of traditional whitewashed stone except the old dairy which is built in brick.  There are no modern farm buildings to spoil the appearance of the property.

Roofing is mainly new and clad with slate coloured box profile sheeting to blend with the house. The buildings were originally built in the mid 1800s as a dairy, a large byre with very substantial trusses, a very large two storey barn, and three adjoining storage sheds.  The old dairy is now used as a workshop, toilet and shower for the caravanners and the byre as a painting studio/exhibition space.  The remaining buildings serve for general storage.   There is an additional derelict stone cart shed currently being re-pointed.

There is a 3 phase electricity supply and power is laid on to all the buildings with an extra outdoor socket to the garden.  A solar panel on the byre assists with water heating for the caravanners' shower and a 1500 litre water tank in the barn collects rainwater to supply the garden tap.

Field for used for caravanning
Nearby Isle of Whithorn

The 4.25 acres of land is divided into a stackyard parking area, a walled, productive vegetable garden with fruit trees and bushes, greenhouse, ornamental pond and flower border, hedged front lawn, utility space housing fuel tank, a large mown grass area to the front of the house leading down to a burn, three paddocks and the field currently operating as a 5 van site as described above.

One paddock contains the farm well which has not been in use in recent years but contains a constant supply of clear water.

The property is served by mains water and electricity and benefits from broadband and digital TV.  Drainage is to a septic tank which is also linked to emptying facilities for caravan chemical toilets.
Tools and equipment (including Westwood ride-on mower and collector) may be purchased by separate agreement.

The Region
The nearest village is Sorbie which is only half a mile away.  It has a primary school, post office/shop, pub and village hall. Next nearest are Garlieston (2 miles) and Whithorn (3 miles) which has various shops, a health centre and veterinary surgery. Scotland's Book Town (Wigtown) is 7 miles away. Newton Stewart is about 14 miles away with a larger array of services, shops and supermarkets and a High School. Regular buses pass the road-end and we are under 2 hours from Prestwick airport.

This area is known as The Machars and is surrounded on three sides by the sea with the Galloway Hills to the north. We have rolling agricultural land all round, the coast is part cliff, part sandy beach, part pebbles, and part rugged rock. There is amenity forest about a mile away where many dogs are walked, and for those who enjoy activities, there is plenty going on - mountain biking, rambling, fishing, tai chi, golf, film club, local theatre, art classes, university of the 3rd age, and much more. We have less rain than most of the rest of Scotland and almost no midges!
